How big can a garden room be without planning permission?

Yes. According to property experts a well built garden office is a highly desirable feature and can add 1.5x their value to a home.
If you want to build your garden office under permitted development (i.e. without needing to apply for planning permission), it will need to meet the following rules:
- Your garden office is not at the front of your home.
- The total area of all extensions, sheds and outbuildings – including your proposed garden office – covers less than 50% of the total area of your house.
- It is single storey and less than 3 metres high (4 metres with a dual-pitched roof).
- The maximum height is 2.5 metres if it’s within 2 metres of your boundary.
- The eaves are no more than 2.5 metres above ground level.
- It doesn’t have a balcony, veranda or raised platform.
- It isn’t self-contained living accommodation.
- Your home is not a listed building, or located in a National Park or AONB.
If your clients are going to regularly visit your garden office for meetings or appointments, you may require planning permission. This is because the purpose of the garden office then becomes more than ‘incidental’ to your main dwelling. If you’re unsure if the way in which you plan to use your garden office is going to be ‘incidental’ or not, it’s a good idea to check with your local planning office first.
Once we receive your enquiry, we start with organising a visit to assess the site and scope the needs of the project (e.g. size of the office, number of windows, internal requirements such as sockets and lighting). This usually takes just under an hour to conduct.
We then prepare a quote and specification for the work which takes roughly 2 weeks.
Once the quote has been accepted, we book a date for the building work. From start to finish, the build generally takes 3 to 4 weeks.
Yes, you can insulate a garden office and we do this as standard to ensure your warmth and comfort.
We can run a CAT 6 network cable into the garden room to enable internet provision. If the office is closer to the home, then we use a Wi-Fi extender/booster which plugs into your garden room and connects to the power network in your home.
